We’re excited to have you as a new resident! Moving into a new community can be a little daunting trying to learn all the little details of where to go for what, so we’ve put this little intro together for you to try and make things a little easier.
When closing on your home, the previous homeowner should have given you a pool tag (typically a white electronic keycard), a mailbox key, and a gym/tennis court key. If you did not receive those, it’s best you try to reach out to the previous owner, or through your realtor, to try and get those to save you time and money. If you can’t get those items from the previous owner, you can always come up to the rec center office and purchase a new pool tag and gym key. They are $25 each. Unfortunately, we do not handle the mailbox keys. For that, you will need to visit the USPS located at 20180 Park Row, Katy, TX 77449. Make sure to bring your closing documents with you.

To receive communications from the neighborhood, simply email the property manager and ask to be added to our monthly email blast.
Our Facebook group is the best way to stay on top of what’s going on in the neighborhood and communicate with other neighbors. While the HOA Board members and property manager are on the Facebook group, they typically do not respond on social media, however you can post items that need attention on there and they will see it.
Another channel of communication is our Town Square app. You can download the app Town SQ to your iPhone or Android, but you’ll need to request a user id from the property manager.
Make sure you also request access to your portal. This portal is provided by Sterling Association Services, our property management company. This will give you access to your account where you can pay your assessments, view important documents, and make requests. The Property Manager can help you get this set up.
We have 24-hour manned security. If you need to contact the on-duty guard you can reach them by calling 281-646-7906. If it is an emergency, call 911. The guard cannot leave their station. They are there to man the gate. If you have an intruder or see suspicious activity, please contact the Fort Bend County Sheriff’s Office at 281-341-4665.
We also have our Gate Sentry app for you to add temporary visitors, permanent visitors, or deny visitors. You will be notified when visitors have arrived through the app. To get a login, please ask the property manager.
For gate entrance on the resident’s side, you will need to send the property manager your name and address, along with the year, make, model, color, and license plate of the vehicle as well as your EZ Tag number. The gate is operated by your EZ Tag or TX Tag. If you do not have an EZ tag, you can purchase a tag at the office.
Trash Collection happens on Tuesday mornings and Friday mornings. Recycling is collected on Friday mornings. Heavy trash can go out on either day. You may set your trash out the night before. Trash must be in a trash bin. If you put out trash bags, vultures will rip them apart and your trash will be strewn all over the street. Big trash items like tree trimmings must be cut into 4’ lengths and bundled together weighing no more than 40 lbs. They will not take old concrete or paint. Trash cans must be stored out of sight. You will need to provide a trash bin if the previous owner did not leave one, however the recycling bin should have been left for you. The pool typically opens up for use in May for weekends only, but full time on Memorial Day weekend and goes back to weekends only in mid August, typically when school starts. The pool closes On Labor Day. Minimum age for the pool is 16. Anyone under 16 must be accompanied by an adult. See full rules posted at pool. The hours are typically:

Tues - Sat: 10am – 8pm
Sunday: 1pm – 8pm
There is no overnight street parking allowed in Canyon Gate. We do, however, relax this ordinance around the Thanksgiving and Christmas/New Year holidays as we expect overnight family visitors. If you have a situation that requires a short term overnight visitor to park in the street, you may request an overnight permit from security or the property manager. You are allowed five permits a year. These do not accumulate and roll over to the next year.

The fines follow the address, not the vehicle. If you get a citation, but then go twelve months without a citation, your fine schedule will reset to warning and go forward from there.

The board typically meets monthly in an executive session. If you need to address the board, you may attend one of these at the beginning of the meeting. Just email the property manager and let them know so you can be added to the agenda.
The board holds open meetings to the residents once a quarter to give updates to the community and has an open forum for the community to respond.
The board also hosts Breakfast with a Board Member once a quarter on the Saturday morning after an open meeting. This is a more informal meeting where you can share ideas or concerns, ask questions you may not feel comfortable doing in a more formal setting, or just get to know folks in the community. Of course, you can email any board member at any time and get a response back within 24 hours. If you would like to review the finances, budget, or reserves, you can email the Treasurer and set up a meeting to do so. We believe in running a transparent operation.
If you would like to be on the board, you may email the property manager with your request along with your bio and they will let you know when the next election is. Board positions are staggard 3 years. When you run for the board, you do not run for a particular position, you merely run to be on the board. At the first meeting after a new election, the board will discuss positions and elect members to specific positions. We always encourage you to be on a committee first before running for a board position to get acclimated to, and gain an understanding of, the inner workings of the community.
